The Board has been informed by WS&G that they want more regularly used boats and trailers stored in the boat storage area and NO unused items left there. The Board has agreed to allow boat and utility trailers that are used at least yearly and boats that are used yearly to be stored. Items that must be removed are: shore stations, docks, boats and trailers that are not used regularly. We agreed to accomplish this by July 15th. It will be much cheaper if we take care of this ourselves. If we do not, WS&G will remove items they believe should be removed and bill any individual they believe owns the property. If the owner cannot be identified they will bill the Association and we will all pay. The Board has volunteered to try to have as much as possible hauled away for salvage value. If this cannot be done for free, the owners of property will be billed.

The items slated to be removed are marked with a red ribbon. If you feel that your property has been wrongfully tagged, contact a Board member for review.

How to have DSL at the lake without the full landline charges.

Tom Styskal from Lot 20 passed on the following information on Greenstreak from Windstream

 

Greenstreak service is DSL with limited phone services. As a Greenstreak customer you will be able to receive unlimited incoming calls without charge. You will also have access to 911, 211, 311, 511, 811, and toll-free numbers at no charge. This includes calling cards that are accessed using a toll-free number. However, for outbound local calls there will be a $0.10 per minute charge on all calls from a Greenstreak service line. Listed below is my current monthly billing for DSL 3.0M for comparison.
 
Monthly service charges @ $45.29:
Greenstreak DSL 3.0M  @ 34.99   (Faster DSL speeds available)
Phone Line Charge @ $5.00
911 Service fee @ $1.00
Fees and Taxes  @ $4.30
 
This is great way to have a land line available for emergencies situations for only $5.00 per month. To apply for this Windstream service, you just call their service center at 1-800-605-8223.

For many years, Rob Clements, who has played "Taps" at many Veterans funerals, has gone out on the end of his dock at the conclusion of the fireworks, and played Taps on his trumpet. Unfortunately, either a lot of people don't realize this or don't care and start up their boats while he is playing. Perhaps you could send out another email reminder for folks to be a bit more respectful and delay their departure for a moment while the sound of his trumpet carries over the water.

Hello all,

The night of July 3rd there will be two Cass County deputies present for security before and during the fireworks. They informed us that they will NOT look the other way when they see violations. In particular will be kids operating ATV’s in an unsafe manner and/or riding three people per ATV.

The board has had multiple complaints about boat drivers standing or sitting on the back of the seat and/or gunwale while driving the boat. This is a violation and can result in a suspension of boating privileges.

The board has also received multiple complaints about swimmers in excess of 25 feet from the shoreline. Please remember that leaseholders are responsible for their children and guests.

All:

Reminder:  A boat safety certificate is required for anyone that drives a boat on our lake.

The Boat Safety Committee is sponsoring a boater safety class for Saturday, June 27th from 8:00 AM until 4:00 PM.  There will be pizza and pop for lunch.  Cost for the class is $10.00 and no charge for the lunch.

 You do need to sign up in advance so that the necessary supplies can be ordered from Nebraska Game and Parks, and so they know how much pizza to order.  After passing the class, you will be issued a Boater Safety Certificate from Nebraska Game & Parks.

The class will be open to North Lake and Middle Island residents.

 If you need to be certified and cannot attend the June 27th class, let Bob know so that he can assemble a list of people for an additional class.

Cabin Owners:  I am sending this on behalf of the North Lake Board of Directors:

Hello all,

The commitments for purchase are moving along faster than expected. It appears now, not to be if, but when the purchase takes place.  We are on track to have enough people willing to purchase their leases and we also have a number of people that are very interested in purchasing anyone’s lease that declines.  There are more details and questions that everyone should hear so I encourage any resident that has not attended a purchase meeting to do so soon.

We will have meetings this Saturday and Sunday morning at 10:00.

There will be a signup sheet at the Get Acquainted party at BBB Friday night - or for the Saturday 10:00 a.m. meeting, you may contact Jon and Mindy Simon cabin #39 at 944-2134, or by e-mail at mindy.simon@conagrafoods.com.

A couple of reminder items below:

1)  Our annual Get Acquainted Party will be held this Friday, June 5th beginning at 6:00 p.m. at Beer Bottle Beach.  Grilled or BBQ chicken & pork provided.  Odd numbered cabins are to bring a dessert or hors d’oeuvres, and even numbered cabins should bring salads, bread, or side dish.  Plates/silverware/cups/ice provided.  Bring your own beverage.

2)  The June Board meeting will be held @ 5:00 prior to the party.  If you have an item to be placed on the agenda for Board discussion, please contact any board member prior to Thursday noon.  FYI:  Cabin owners are all welcome to attend Board meetings.

The beach flag is now located on the backside of the privacy fence at BBB.
If you have the beach reserved just fly the flag on the pavilion then
return it to the container when you are done. This should reduce the
hassle of having to pick up and return the flag to our house. Beach reservations for 2009 and rules for the use of the pavilion are also posted on the fence. Thanks.

Good morning,

As we have discussed in prior annual meetings over the years, we have been in continuous discussions with NEBCO regarding options to either renew the lease or buy the lake.  Recently, NEBCO has agreed in principle to sell the lake to an entity we would form (similar to a homeowners association) that would sell “shares” in the lake replacing our current lease.  The lake lots cannot be sold as they are not and cannot be platted due to several issues, including the railroad right of way among others. 

Given we all have the same lease, with the same cost, we are taking the approach of having individuals buy a “share” which acts like a lease extension as that would have the same financial impact to each of us as if NEBCO were willing to extend our lease vs. selling the lake (i.e. all lots are created equal under the lease).  The price we are discussing with NEBCO is $5 million for North Lake as well as assured access to the lake from Hwy 66.  There are two options for you to consider.  First, buy a “share” for roughly $49,000 which replaces your lease or you can remain through the remaining 24 years of your lease paying the existing lease and maintenance costs as written in the current lease.

The $49,000 is an estimate that is based on roughly 80% of current leaseholders participating in the “share” sale, hence funding the $5 million purchase.  We are at a point in which NEBCO needs a verbal commitment that we have 80% of leaseholders interested in purchasing a lease extension so they can begin looking for a property to purchase in order to qualify for a 1031 exchange due to tax advantages.

In an effort to begin the education/discussion process we have begun holding small group meetings to explain additional details and answer as many questions as possible.  We would like to talk to groups of approximately 8 to 12 cabin owners.  If you would like to get some of your neighbors and friends together please email me and I will work to accommodate your schedule (I am not available the weekend of May 16th-17th).

The board is also working on posting a “frequently asked questions” section on our web site. This process has taken a great deal of time, and is in various stages of completeness so I ask for your patience as we work to educate everyone on where we have come from and what we are trying to achieve.
